Bayleys success in challenging market

March 2010

The 405 hectares (1,000 acres) of well maintained hill country near Ohingaiti known as “Silverdale Farm”, has sold.

Comfortably wintering approximately 4,000 stock units, sheltered and with contour consisting of mainly medium hill country with some steeper faces and easy basins, “Silverdale” offered a great opportunity to purchase quality in a handy location.

The farm was extremely well maintained. “Silverdale” boasts good fencing, and a strong fertiliser history reflected in the quality of pasture and stock. The housing and outbuildings were tidy and added to the farm’s desirability.

The marketing agent, Peter Stratton, of Bayleys Lower North Island, says that in today’s challenging market, only those properties that are well marketed and superbly presented with well informed and motivated Vendors will sell.

“Silverdale Farm” is an example of just this: the Bayleys marketing campaign was intensive; utilizing over a dozen prolific publications and well organized resulting in the vendor having confidence that the best offer represented the true market value for his property.

Mr Stratton comments that recent sales analysis shows the average time to sell a grazing property in this region is out to 275 days, and the Bayleys team has sold over 82% of farmland in the Manawatu/Wanganui area during the last 12 months.
